It is also an emotional choice. It is a search for a home, a place in which one will find comfort, security and happiness, a place one would want to settle down and live in.<\/p>\n\n\n\n<p>Emotions are set early, so it is important that minor, even typical, nuisances such as an unmowed lawn or a pile of boots by the door are looked after. As unfair as it might be to your home, after only fifteen seconds most buyers have already developed a perception of your property that will color their feelings for the rest of the showing and perhaps dramatically affect their perceived value of the property.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Here is a list of suggestions for creating a favorable first impression:<\/h2>\n\n\n\n<p><strong>&#8220;Love at first sight&#8230;&#8221;<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Plant flowers, weed and edge gardens<\/li>\n\n\n\n<li>Mow lawn and trim hedges and shrubs<\/li>\n\n\n\n<li>Clean driveway and sidewalks of dirt, leaves or snow<\/li>\n\n\n\n<li>Water the lawn extensively, well in advance of selling<\/li>\n\n\n\n<li>Remove old lawn ornaments, toys and play sets<\/li>\n\n\n\n<li>Clean and repair rain gutters and siding<\/li>\n\n\n\n<li>Touch up exterior paint<\/li>\n\n\n\n<li>Clean out garage<\/li>\n\n\n\n<li>Pick up any litter<\/li>\n<\/ul>\n\n\n\n<p><strong>&#8220;Cleanliness is a virtue&#8221;<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Make mirrors glitter and appliances sparkle<\/li>\n\n\n\n<li>Wash and polish all floors<\/li>\n\n\n\n<li>Clean and freshen bathrooms<\/li>\n\n\n\n<li>Clean\/shampoo all carpets<\/li>\n\n\n\n<li>Clean all windows, walls, doors and trim<\/li>\n<\/ul>\n\n\n\n<p><strong>&#8220;This place looks neat and tidy&#8221;<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Clear all countertops<\/li>\n\n\n\n<li>De-clutter all heavy traffic areas<\/li>\n\n\n\n<li>Store surplus furniture to reduce feeling crowded<\/li>\n\n\n\n<li>Put seasonal clothing into storage<\/li>\n\n\n\n<li>Clear halls and stairs of clutter<\/li>\n\n\n\n<li>Make all closets neat &amp; tidy<br>(and only half-full, even if this means moving items to another storage area)<\/li>\n<\/ul>\n\n\n\n<p><strong>&#8220;It certainly is well maintained&#8221;<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Touch up interior paint and paper<\/li>\n\n\n\n<li>Repair cracked plaster<\/li>\n\n\n\n<li>Tighten door knobs and cupboard latches<\/li>\n\n\n\n<li>Oil any squeaky doors<\/li>\n\n\n\n<li>Repair leaky plumbing (taps, shower heads and toilets)<\/li>\n\n\n\n<li>Repair seals\/caulking around bathtub and sinks<\/li>\n\n\n\n<li>Replace burnt-out light bulbs\/install brighter bulbs<\/li>\n\n\n\n<li>Clean furnace and humidifier<\/li>\n\n\n\n<li>Repair any other minor flaws<\/li>\n<\/ul>\n\n\n\n<p><strong>The &#8220;PRESENTATION&#8221;<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Turn on all lights<\/li>\n\n\n\n<li>Open all drapes in daytime<\/li>\n\n\n\n<li>Play quiet background music<\/li>\n\n\n\n<li>Turn on air-conditioning or light fireplace<\/li>\n\n\n\n<li>Keep pets outside during showings (or, better yet, at a friend&#8217;s)<\/li>\n\n\n\n<li>Have as few people in the house as possible.
